Should You Repair or Replace Your Roof?

We don’t often think about our roofs until we notice a leak or a big storm hits. While these events definitely make you consider roof repair or replacement, you should begin making a plan before problems arise. Before you even consider hiring a contractor or begin choosing shingles, you need to decide whether you can patch leaks and damaged areas or if you are in need of a partial or complete reroofing. Replacing a few torn or damaged shingles is relatively easy and inexpensive, but unless you saved some spare shingles from the last time your roof was shingled, the patchwork may not match your existing roof. A noticeable patch is unsightly and may turn away future buyers.
If your exterior roof shingles were installed over another layer, your roof is more than 20 years old, your shingles are curling and losing granules, or your roof feels spongy when you walk on it, you probably need a new roof. Even if your roof is only showing signs of wear in certain sections, it is smart to replace the entire roof rather than doing one part now and the remainder in a few years.
If you choose to reroof, you need to decide whether to install your new roof over the existing one or to tear the old one off. The International Residential Code (R907.3) says that you cannot put a new roof over two or more applications of any type of roof covering, so if you already have two layers, your decision is easy. If you only have a single layer, you can attach the new shingle on top or remove the existing layer and start from scratch. This will allow you to inspect the roof deck for wood rot and the sheathing for the presence of inadequate fasteners. You will also have the option of adding ice-and-water-shield membrane along the eaves, which can only be applied to a “clean” deck.
