Autumn Home Exterior Maintenance

School is back in session and fall is just around the corner. This is the perfect time to inspect and repair your home’s exterior, so you can relax in comfort when winter weather arrives.
Start at the Top: Inspect Your Roof
Your roof is your home’s first line of defense. Without it functioning properly, water damage can occur, which can lead to deterioration of multiple other systems in your home (insulation, wood, drywall, etc.) Perform a visual inspection of your roof, using binoculars if necessary. Look for missing, loose, buckled, curled, or cracked shingles that may leak during a winter storm or from melting snow. If a few shingles are damaged, they should be replaced immediately. If you have a lot of damage, it’s time to replace the entire roof. Black algae stains are unsightly but generally harmless; however, moss, lichen, and sagging areas could signal underlying roof decay. Also, check ridge shingles and look for damage to flashing in valleys and around vents, chimneys, skylights, and pipes. By proactively inspecting and repairing your roof in the fall, you are less likely to experience an unexpected (and possibly disastrous) roof problem this winter.
Seal and Caulk
Walk around your home’s exterior to check for openings and cracks between trim and siding, around window and door frames, where masonry meets siding, and where pipes or wires enter the house. If you find any gaps bigger than the width of a nickel, you need to apply exterior silicone caulk. Sealing these gaps will prevent moisture from coming in your home (possibly freezing, and resulting in cracks and mold) as well as keep out insects and mice.
Inspect the weatherstripping around the frames of your home’s windows and doors. While sealing openings and applying weatherstripping are some of the least expensive maintenance jobs you can perform, they can also save you a lot of money in the long run. According to the U.S. Department of Energy, gaps in caulk and weather-stripping can account for 10% of your heating bills! To find those air leaks that are costing you money, move a lit candle around the indoor perimeter of windows and doors and look for smoke to be pulled in one direction to indicate a draft. Your weatherstripping needs to be replaced if you can see any daylight from inside your home and/or if you can close a door or window on a strip of paper and the paper slides out easily.
Peeling Paint
Inspect your home’s exterior paint. Look for peeling or blistering which are indictors that your existing paint is failing and can no longer protect your home. Peeling or blistering paint on your siding will also cause your siding to deteriorate, leading to expensive repairs in the future. The cooler temperatures and lower humidity that fall days bring, make this the perfect time to paint the exterior of your home.
